Missed or Overdue Inspections
NFPA 25 requires inspections at weekly, monthly, quarterly, annual, and five-year intervals depending on system type and component. Many buildings fall behind on quarterly and five-year requirements. AHJ citations for missing ITM records are among the most common code violations in commercial properties.
Obstructed Sprinkler Heads
Shelving, storage racks, ceiling modifications, and equipment installed too close to sprinkler heads can obstruct discharge patterns and reduce effectiveness. NFPA 25 requires an 18-inch clearance below every sprinkler head, and obstruction investigations are required every five years.
Corroded or Damaged Components
South Florida's humidity accelerates corrosion in sprinkler system piping and components. Corroded pipes, fittings, and heads can fail to activate during a fire or discharge unexpectedly. We identify and replace deteriorated components before they cause problems.
Closed or Impaired Control Valves
A sprinkler system with a closed control valve provides no protection. Valve supervision monitoring and regular inspection are required to confirm all control valves remain in the open position. We test and document valve position during every inspection.
Inadequate Coverage After Renovation
Building renovations, tenant improvements, and equipment changes frequently alter ceiling heights, add walls, or move equipment in ways that leave areas unprotected. Any change to the protected space requires a review of sprinkler coverage to confirm the system still meets NFPA 13 design requirements.
