Common Fire Alarm Problems We Solve

Fire alarm systems develop deficiencies that are invisible during normal operation. These are the issues we find most often during inspection and testing.

Detectors Outside Sensitivity Range

Smoke detectors have a defined sensitivity range and must be tested annually to confirm they fall within it. Detectors that are too sensitive generate nuisance alarms. Detectors that are not sensitive enough may fail to activate during an actual fire. Sensitivity testing is required by NFPA 72 and is one of the most important components of annual fire alarm inspection.

Dead or Degraded Batteries

Fire alarm system batteries and notification appliance circuit batteries degrade over time and may fail to power the system during a utility outage. Annual testing must include a load test of the battery system to confirm it can sustain the system through the required standby period.

Missing or Incomplete Test Records

NFPA 72 requires fire alarm systems to be tested annually at minimum, with results documented in a test and inspection report. Buildings that cannot produce current records face violations during AHJ inspections. We document every test result and provide reports formatted for AHJ submission.

Notification Devices That Fail During Testing

Horns, strobes, and speakers that fail during testing must be repaired or replaced before the system can be certified. These failures are common in older systems and in coastal environments where humidity and salt air accelerate component degradation.

Fire alarm panels often display trouble conditions that building staff acknowledge and ignore without resolving the underlying cause. Frequently Asked Questions

NFPA 72 requires a full inspection and test of fire alarm systems at least annually. Some components, including batteries and monitoring signals, require more frequent testing. Florida AHJ inspectors check for current test records, and buildings without documentation face violations regardless of system condition.

Smoke detectors have a defined sensitivity range measured in percent obscuration per foot. Annual sensitivity testing confirms each detector falls within the manufacturer-specified range. Detectors outside the range must be cleaned or replaced. This test requires specialized equipment and cannot be performed by building maintenance staff.

Deficiencies found during inspection must be corrected within a timeframe specified by the AHJ. In some cases, serious deficiencies may require an impairment notification and a fire watch while the system is non-operational. We perform repairs and corrections in the same visit whenever possible to minimize system downtime.

Most commercial occupancies require both a fire alarm system and a fire sprinkler system under the Florida Building Code. The fire alarm detects and notifies; the sprinkler system suppresses.
